The inventory for homes in 2021 is at a record low! Many families are getting outbid, or just show up a day late and a dollar short for a home. This is leading them to look to building a custom home.
While this is definitely a great option for some families who aren’t finding the “right home” or can’t seem to find something they absolutely love, is this really the right path to go down? Building a home comes with it’s own set of challenges and is definitely not a small decision to make. Many family’s rush into it and don’t look at all the options, costs, and potential things to avoid when building a home. This leads to them losing money, time, and often becoming discouraged and sometimes even upset with the building process.
I personally believe that 70% (if not more) of family’s can find everything they are looking for in a home that is already being built, or has been built. Many things that people don’t like can easily be fixed or are fairly simple repairs/remodels to complete. Example’s are paint color, flooring, doors, landscaping and other things that are often “deal breakers” for most people.
Although these items can definitely add up, they don’t all have to be done right away. You can do them over time as you get the money to pay for things, or as you have the time available to knock them out.
I see so many families that believe one or two of these items make a perfectly good fitting home for their family a “bad option” and so they look to the custom home route. While this may make the home less than ideal, it is definitely more affordable to buy a 3/2 1500 sqft home for 200k and put in 15k, instead of trying to build that same home for 270k+ not including the cost of the land, and cost of the time it takes to build the home (6-12 months).
Situations where I believe a custom home is the right option are when the family can’t find “the right floor plan”, they don’t like the structural layout of homes, or they have specific needs and wants for finishes, colors and/or materials. These items are definitely unique and more often than not VERY expensive to change within a home that has already been built and finished.
